Our child-friendly facilities include:

- Courtyard with small climbing frames, Little Tikes cars, toys and tricycles
We host children’s art and cooking classes on Monday, Wednesday and Friday afternoons (chargeable). Babysitters are also available to book throughout the week.


Food and mealtimes
Our holidays are all-inclusive, providing you with breakfast, lunch, dinner and unlimited drinks and snacks. Our beloved cooks prepare seasonal Italian meals using food that is locally-sourced wherever possible.
- Breakfast is a buffet (7.30 – 11am): croissants, ciabattas, toast, jam, yoghurt, fruit, cereal, cold cuts, tea, coffee, milk (semi-skimmed, lacto-free, soya, oat, almond).
- Lunch is a Villa Pia favourite (1 pm). A relaxed buffet: a choice of around 17 different dishes, lots of vegetables and salads, some meat dishes, pasta or rice.
- Children’s dinner caters to young tastebuds (6 pm). A selection of simple, healthy food: pasta or rice, meat or fish, a selection of veggies and dessert.
- Adult dinner is a traditional Umbrian four-course meal (8 pm): an antipasto, a primo, a secondo and a dessert. The dining room is in baby-monitoring reach of the rooms in the main house; if you are staying in Palazzo Regina, we provide a babysitter free of charge.
Throughout the day, you can help yourself to water, tea, coffee, milk, juice, fruit, yoghurt, cake, beer, wine and spirits.
Dietary requirements: there’s an abundance of food for you to help yourself to, you definitely won’t be hungry! But please do let us know of any dietary requirements, the cooks are very good at catering to your needs.

Local area
We are nestled under the hill-top village of Lippiano. Many Lippianesi have worked with us for over 20 years. It’s a charming, quiet place with a 10th century castle and a bar that sells artisanal ice-cream.
On Thursdays, families often venture out to nearby towns. We are more than happy to give recommendations for family-friendly activities and pit-stop trattorias.
- Anghiari is a fairytale town with a beautiful birds-eye view of the Tiber valley. Famous for Leonardo da Vinci’s lost fresco La Battaglia di Anghiari, the town itself, with its wrap-around walls and cobbled streets, is a jewel of central Italy. Don’t miss dinner at La Pineta, a pizza restaurant set in a pine forest with a playground for little ones.
- Sansepolcro used to be a hub for painters and mathematicians in Renaissance Italy. Birthplace of the famous Piero della Francesca, it has a museum with many of his original works. The museum of natural medicine is also a delight, showcasing the biodiversity of the region. Some exceptional restaurants in Sansepolcro too.
A little further afield, day trips to Arezzo, Cortona, Assisi, Gubbio,
Perugia and Florence offer countless opportunities to explore the beauty and food of Italy.
