A bit like a luxury ski chalet holiday in the sun. Communal living? More like home from home. We regularly had breakfast sitting under the wisteria with the children still in their pyjamas.

Villa Pia is a magical destination for children and adults alike. Kids love playing freely on our 5 acres of land, while parents feel at ease knowing their children can explore safely.

We have a special place in our hearts for families with babies and toddlers, and we make every effort to ensure your stay is enjoyable and worry-free.

Our child-friendly facilities include a children’s swimming pool beside the adult pool (both heated year-round), sandpit, trampoline, cool indoor soft play room, all-weather tennis court, ping pong tables, a courtyard play area filled with small climbing frames, slides, toys and ride-ons.

We also offer children’s cookery and art classes.

Beyond the gates, guests enjoy sampling local Italian ice cream at the village bar. Or discovering Lippiano’s 10th century castle, surrounded by stunning woods that are perfect for walking, mountain biking and horse riding.

Ellie and Max had wonderful adventures with their new friends, exploring the bamboo woods and hiding in the tree house.

Family Meals

Our holidays are all inclusive, providing you with breakfast, lunch and dinner so you never need to worry about cooking. Our beloved chefs prepare traditional Italian meals using food that is locally sourced wherever possible.

The kids were in their element with pasta available everyday.

In Italy, we live to eat! And at Villa Pia, meal time is family time. Our family-run kitchen serves up tasty, nutritious meals using seasonal ingredients. We cater for all diets, including nut-free, gluten-free and other allergen-free dishes.

Breakfast and lunch are served as a luxurious buffet and can be eaten in our dining room or on the patio. We dish out a selection of home-made cakes as an afternoon treat, and children are served an early dinner at 6pm.

We offer an English-speaking babysitting service, leaving parents free to relax and enjoy an evening in the company of other adults. Dinner is a decadent 4-course meal served around a traditional long dinner table, and the dining room is within monitor range of the bedrooms.

In addition to main meals, guests have free access to milk, tea, coffee, water, wine, beer and spirits, as well as fresh fruit, bread, butter, jams, cereals and fresh puree for your baby. A microwave is also available for baby’s bottles. Other equipment available includes highchairs, kids’ cutlery and baby crockery.

Adults and kids alike are invited to sign up for Italian cookery classes run by our talented chefs. Learn to make fresh pasta, traditional Tuscan dishes, tiramisu and more!

The food is fantastic, wholesome and beautifully cooked. In one week we had truffles, porcini, tiramisu, homemade tagliatelle, pizza, steak cooked on the wood fire, and an entire meal of fresh fish dishes!

Family Rooms

Villa Pia boasts 25 bedrooms with private bathrooms, including large family rooms and five sets of interconnecting rooms. We host guests in the main house and at the Palazzo Regina, just 5 minutes away.

Villa Pia’s main house includes 17 bedrooms, each one spacious enough for adults and children to share. Our family rooms sleep 2 adults and up to 3 infants with a double bed and 2 singles, plus space for a cot in each room. We are happy to equip your room with cot, bed rails and potties upon request.

There are also 5 sets of interconnecting rooms for those who prefer separate accommodation. Each bedroom comes with its own private bathroom complete with bathtub and shower.

Just up the road, you will find our restored building “Palazzo Regina”, that features 8 rooms divided into 2 interconnecting room suites and can accommodate four families, each with private bathrooms.

We arrived at Villa Pia – expectations were high – and were exceeded. Yes it’s paradise – no five star formality – just a great safe, family friendly home, we all had a memorable holiday.
