Pricing for 2024
These prices are in £ sterling. We usually only take Saturday to Saturday bookings in the summer, but we can sometimes accommodate other arrangements outside this time. We can often accommodate you locally for extra nights. The prices include breakfast, lunch, if you are around, and dinner, except on Thursdays when only breakfast is provided. Wine, beer, soft drinks, tea, coffee, fresh fruit, toast, yoghurts, etc. are always available at no extra charge.
Infants: Under the age of 2 years are free, if they share a room with their parents (or siblings). If they require a separate room then the minimum room charge applies.
Family rooms are also available as we have some very large rooms.
There are six price bands. First find the dates you require, then work out the prices.

Adults: £680 per adult per week.
Children: Between the ages of 2 and 12 years, £350 per week.
Note: there is a minimum charge on children’s rooms of £750 per week.

All other times (excluding Christmas and New Year)
Adults: £650 per adult per week.
Children: Between the ages of 2 and 12 years, £330 per week.
Note: There is a minimum charge on children’s room of £330.
There is no single room supplement for adults (depending on availability).

Food
- Breakfast is a buffet (7.30 – 11am).
- Lunch is a buffet served at 1 pm: a choice of around 17 different dishes, lots of vegetables and salads, some meat dishes, pasta and rice.
- Children’s dinner is at 6 pm.
- Adult dinner is served from 8 pm, this is a traditional Umbrian four-course meal.
You can help yourself to water, milk, juice, yoghurt, fruit, coffee, tea, cake, beer, wine and spirits.
Please note: Thursday is the cooks’ day off. Breakfast is provided and all drinks and snacks are available as usual. Lunch and dinner will not be served. We can help you book the local bar, restaurants, or a take-away pizza.
If you have any special dietary requirements, please do let us know. There’s an abundance of food for you to help yourself to, you definitely won’t be hungry! But please do let us know of any allergies, the cooks are very good at catering to any dietary needs.
Travel
- The nearest airport is Perugia, covered by Ryanair from Stansted and BA from Heathrow (40 mins drive to Villa Pia).
- Florence is 1 hour away, there are flights from London and Edinburgh.
- Pisa and Bologna are both 2 hours away with flights from many international airports.
- Rome is 3 hours away.
- We highly recommend that you hire a car. However, if you prefer not to, we can put you in touch with a local taxi driver who has an 8-seater Mercedes. If you are a large group, we can put you in touch with a local bus company, with 15 and 20-seater buses.
Babies
- We have travel cots with proper mattresses and blankets.
- High chairs are available.
- A microwave and hot water are available 24-hours a day for bottles.
- If needed, the cooks make fresh fruit and vegetable purees, please do ask.
- We have some monitors but recommend you bring your own.
- You can buy nappies, baby food, baby milk, nappy cream etc., in Monterchi which is 3km away.
Activities
- Children: 2 art classes and 1 cooking class every week.
- Adults: cooking classes, massage/beauty treatments, reflexology and yoga.
- There are two swimming pools (heated), a full size tennis court (rackets and balls provided), a ping-pong and table-football room, a trampoline, a soft play room and mini-playground in the main courtyard.
Amenities
- There are 2 washing machines available for you to use (washing powder provided).
- We have swimming pool towels.
- We have Wi-Fi, it’s ADSL, we don’t yet have access to fibre optic.
Terms and conditions
A provisional booking will be held for a period of 3 days pending receipt of your initial payments. Booking conditions are as follows:
- Included in the price is room or rooms, meals and drinks, use of the swimming pool (Easter to November) and grounds, weekly change of bed linen and bathroom towels. Please note that lunch and dinner are not included on Thursdays, unless by prior agreement.
- Cancellations must be confirmed in writing. If your booking is cancelled prior to 8 weeks before the start date of your holiday, then 40% of the total price is forfeited. If your booking is cancelled less than 8 weeks before the start of your holiday 100% of the total price is forfeited. Please ensure that your travel insurance is arranged at the time of booking.
- Meals: Unless by prior arrangement, breakfast is between 8.00 AM and 10:00 AM, lunch is at 1.00 PM and dinner at 8.00.PM. For children we serve dinner at 6.00 PM.
- Arrival and Departure Times: To ensure that we have rooms prepared, guests should arrive after 4.00 PM and before 8.00 PM. If you are going to arrive outside these times please let us know in advance. Guests must vacate the property by 10.00 AM on their departure day.
- Guests: Only those named on the booking form may use the property and its facilities, unless by prior arrangement.
- Holiday Insurance: It is a condition of accepting your booking that you have personal travel insurance, including cancellation insurance for medical reasons, redundancy, jury service etc. for all members of your party. Please note that the use of Villa Pia, its facilities, grounds, and swimming pool are entirely at the users risk.
